Multiple dispute resolution applications can be joined and heard at one hearing – as long as the Residential Tenancy Branch (RTB) believes this would result in a fair, efficient and consistent process.

Difference between cross and joining applications

Joining applications is different than making a cross-application.

  • Join applications: Multiple dispute resolution applications for the same issue request to be joined and heard as one hearing.  
    • Joining is not necessary, it’s an option that can be requested
  • Cross-applications: An application from a tenant and an application from a landlord makes opposite claims and are crossed by the Residential Tenancy Branch (RTB) and heard at the same time
    • Applications are automatically crossed by the branch if they meet the criteria to ensure procedural fairness.

Requirements for joining applications

The primary purpose of joining applications is to ensure that all relevant parties are included in the dispute resolution process to achieve a fair and efficient resolution.

The RTB will consider joining applications when:

  • There are 2 or more applications for dispute resolution for the same property
  • The applications name the same landlord
  • The matters are related, and it makes sense to join the applications

Joint application example

  • Tenants in an apartment building need repairs done in a common area. Multiple tenants all file their own applications against the landlord and request to join them since they are for the same repairs.

Apply as co-landlords or co-tenants

If multiple landlords or tenants are on the same tenancy agreement, you do not have to submit separate applications and request that they be joined.

Submit one application that lists additional names and addresses on a Schedule of Parties (PDF, 617KB) - Form RTB-26.

If you and a roommate share a tenancy agreement as “co-tenants”, you can submit one application that lists both of you as applicants.
