Re: Exterior Wall on a Property Line, Sentence 3.2.3.4.(1)
With reference to your letter of February 3, 1983, regarding a wall between two properties in an existing building.
The wall in question is not a party wall, but located completely on one property on the property line. The portion of the building in question is to be classified as an A2 occupancy.
As the wall is not a party wall, Sentence 3.2.3.4.(1) does not apply. From Table 3.2.3.A. the limiting distance is zero and Clause 3.2.3.5.(1)(a) applies.
Your letter refers to steel stud construction, with 1 hour noncombustible cladding, for the wall. The Code requires noncombustible construction and the actual assembly to have a 1 hour rating.
