Project Description
The project consists of 4 strata titled dwelling units in a single building, each suite separated by a fire separation with a 1 hour fire resistance rating. Each suite has a separate building drain.
Reason for Appeal
A plumbing drain and vent are shared between 2 units.
Appellant's Position
The appellant contends that the plumbing and building codes do not have any requirement that a plumbing system be designed for a single suite and that interconnection of drainage and venting systems between suites is permitted.
Building Official's Position
The building official maintains that since each suite has been provided with a separate building drain, the plumbing code requires drainage and vent pipe sizing, including hydraulic loads to be designed on a per suite basis. The plumbing system should be designed as though each suite is a separate building, and each suite should have its own drainage system, without interconnection between suites.
Appeal Board Decision #1703
It is the determination of the Board that although each suite has been provided with a separate building drain, there is no requirement for separation of drainage and venting systems where a building contains more than one dwelling unit therefore, interconnection of drainage and venting systems between suites is permitted.
