BCAB #1453
Re: Foundation Below Garage Doors, Article 9.35.3.1.
Project Description
The project in question is a garage serving a single dwelling.
Reason for Appeal
Article 9.35.3.1. requires foundations conforming to Sections 9.12 and 9.15 be provided to support carport and garage super-structures, "including that portion beneath garage doors."
Appellant's Position
The appellant contends that foundations below the garage door should not be necessary and cites bad experiences with this practice in the past.
Building Official's Position
The building official maintains that the foundation below the doors is clearly required by the code and refers to recent Appeal #1449 and an opinion from the former Building Standards Branch to support this position.
Appeal Board Decision #1453
It is the determination of the Board that a foundation is required below the garage doors.
