BCAB #1419
Re: Exit Trough Lobby, Sentence 3.4.4.2.(2)
Project Description
The project in question involves a new suite of Group A Division 2 occupancy in an existing building. A single exit is provided from a series of second storey rooms. This exit discharges through the lobby on the ground floor.
Reason for Appeal
Sentence 3.4.4.2.(2) permits "Not more than one exit from a floor area..." to pass through a lobby provided a number of conditions are met.
Appellant's Position
The appellant contends that all conditions of Sentence 3.4.4.2.(2) have been complied with and the design meets the requirements of the code.
Building Official's Position
The building official maintains that Sentence 3.4.4.2.(2) can only be applied where there is more than one exit from the floor area. As the portion of the floor area in question has access to only one exit that exit can not lead through the ground floor lobby.
Appeal Board Decision #1419
It is the determination of the Board that the exit from a floor area served by only one exit in conformance with Sentence 3.4.2.1.(2) is permitted to pass through a lobby in conformance Sentence 3.4.4.2.(2).
