Depending on the situation in a tenancy, there are specific forms that will help ensure the process is completed properly.

Starting a Tenancy

Tenancy Agreements: A tenancy agreement is a contract between a landlord and tenant that outlines the terms of the tenancy – it’s an important legal document. These tenancy agreement templates accurately reflect the Residential Tenancy Act and the Manufactured Home Park Tenancy Act, as well as any accompanying regulations. The Residential Tenancy Branch (RTB) does not provide warranties on these templates.

Condition Inspection Report RTB-27 (PDF, 1.6MB): Use this form to record the condition of a rental unit when a tenant moves in and out of a rental unit.

Schedule of Parties RTB-26 (PDF): Attach this form with the additional names of tenants or landlords.

Rent Increases

Notice of Rent Increase - Residential Rental Units RTB-7 (PDF, 1.7MB): Landlords must use this form to notify tenants of rent increases.

Application for Additional Rent Increase RTB-16 (PDF, 1.9MB): A landlord must use this form to apply for an arbitrator's approval for a rent increase in an amount greater than the amount specified in the Residential Tenancy Act or Manufactured Home Park Tenancy Act and associated regulations.

Manufactured Home Parks: Owners must use these forms to notify tenants of site rent increases. This notice is not used where a tenant rents a manufactured home - as well as the site - under the single tenancy agreement.

Dispute Resolution

Application for Direct Request:

A landlord who has issued a 10 Day Notice to End Tenancy for Unpaid Rent or Utilities RTB-30 (PDF) may use the Direct Request process to apply for an Order of Possession and a Monetary Order for Unpaid Rent or Utilities when the tenant has neither paid the amount owing nor applied to the Residential Tenancy Branch to cancel the notice within 5 days of receiving it.

Application for Dispute Resolution: Landlords and tenants can complete and file an application for dispute resolution in order to resolve a residential tenancy dispute.

Application to Waive Filing Fee RTB-17 (PDF): Use this form to request waiving the fee for filing a dispute resolution application.

Application for Substituted Service RTB-13 (PDF): Use this form to request an arbitrator to order documents be served in a method other than those required by the Residential Tenancy Act.

Tenant's Request to Join Applications for Dispute Resolution RTB-19 (PDF, 1.8MB): Tenants may use this application to request two or more related dispute resolutions be heard together.

Landlord's Request to Join Applications for Dispute Resolution RTB-18 (PDF, 1.8MB): Landlords may use this application to request two or more related dispute resolutions be heard together.

Monetary Order Worksheet RTB-37 (PDF, 1.5MB): Use this form to present evidence related to an application that involves a monetary order.

Monetary Order Worksheet Direct Request RTB-46 (PDF): Landlords applying for dispute resolution using the Direct Request process must complete this form to present evidence.

Digital Evidence Details RTB-43 (PDF): For parties submitting digital evidence like photos, videos or audio recordings on a digital device.

Dispute Resolution Decisions and Orders

Application for Review Consideration RTB-2 (PDF): Use this form to apply for review of an arbitrator's order or decision.

Request for Correction RTB-6 (PDF): Use this form to request that an arbitrator correct any obvious error or inadvertent omission.

Request for Clarification RTB-38 (PDF): Use this form to request that an arbitrator clarify a decision.

Ending a Tenancy

Proper notice is required to end a tenancy – unless the tenancy is a fixed-term agreement with a date when the tenancy is scheduled to end or the landlord and tenant agree in writing to end the tenancy. Find out more about:

Notices to End Tenancy: Landlords must use one of these forms to end tenancy agreements (except for fixed-term agreements with a scheduled end date or when both parties mutually agree to end the tenancy).

Proof of Service Notice to End Tenancy RTB-34 (PDF): Landlords can use this form to prove that a notice was served properly.

Notice Terminating or Restricting a Service or Facility RTB-24 (PDF, 1.7MB): A landlord must use this form to terminate or restrict a service or facility to a rental unit or manufactured home site.

Request for Consent to Assign a Manufactured Home Site Tenancy Agreement RTB-10 (PDF): Manufactured home owners can use this form to request the park owner’s consent to assign your site tenancy agreement to the purchaser of your manufactured home.

Request for Consent to Sublet a Manufactured Home Site Tenancy Agreement RTB-25 (PDF, 1.9MB): A manufactured home owner may use this form to request a park owner's consent to sublet a site tenancy agreement to the renter of the manufactured home.

Confirmation of Service of Monetary Order for Enforcement in Provincial Court RTB-21 (PDF): This document is used to swear that the respondent(s) to a residential tenancy dispute was served.
